Project description
ZR - Planning Revision Folder Proposed redevelopment of a former KFC restaurant site with a new 7-storey mixed use building containing 19 residential units (GFA of 2,199 m2) and commercial space on the ground floor (93 m2). A total of 18 parking spaces are proposed at-grade, of which 6 spaces will be accessed via parking. stackers. NOAC issued April 21, 2020 but Statement of Approval not yet achieved.. NOAC extended Feb 2, 2023 for two more years. On October 8, 2024 applicant has come in with a revised proposal under the same application. The contemplated development is 6 storeys and 26 units, and is consistent with the setbacks required by the Zoning by-law with an increase in setback to 13.48 metres from the south lot line abutting the existing residential property. The building floor plate has reduced to an average of 376.35 square meters and thus the overall gross floor area to 1996.34 square metres and a reduction in floor space index to 2.45. Additionally, the number of units has increased to 26 and with the introduction of studio apartments along with 1 bed, 2 bed and 3 bed typologies. The average size of units is 63.75square meters. The commercial area is located at grade with an area of 65.62 square metres and has been repositioned towards Danforth Road ¿ Byng Avenue intersection giving it additional frontage. The onsite stacked parking is removed, thus reducing one parking space. The bike parking spaces have been increased to 33 long-term spaces in the basement and 7 short-term at grade.
