Project description

Alternative Solution -The Well will be a multiple tower mixed-use development consisting of 7 towers (Blocks A through G) with common basement parking levels, which is classified as a single building. The building is classified as a high building, with towers ranging from 16 ¿ 38 storeys in height. The project includes 3 levels of retail space on the ground level (1st storey) and the next full storeys above (Level 02) and below (Lower Ground Level). This alternative solution addresses the proposed application of OBC Sentence 3.2.8.2.(6) permitting interconnected floor spaces between the 1st storey and only the storey next above or below, but not both, to the Well with proposed openings to storeys both above and below the 1st storey. The alternative solution proposes the provision of 1st storey vertical fire separations having fire-resistance ratings equivalent to floor assemblies between portions of the storey having openings to the storey above and openings to the storey below. It is not intended to apply requirements of OBC 3.2.8.3 ¿ 3.2.8.11. This proposal is an update of an alternative solution that was approved August 2, 2019. The update reflects the inclusion of the Block G entrance lobby as an interconnected floor space with Level 2. The approach is similar to that in the previously approved alternative solution addressing the interconnection of the ground floor and Level 2 in Block F with an intervening intermediate retail floor level separated from the interconnected floor space.
