Alternative Solution for Exiting and Barrier free Access:ExitingThe minimum clear width required for exterior passageway is required to be 1100 mm and OBC 3.4.1.2.(2) highlights that exits are permitted to converge provided the cumulative capacity of converging exits does not contribute more than 50% of the total required exit width for the floor area. Although an existing public exterior passageway is available on site which is shared by adjoining building, it is proposed to assess the available clear width of the existing exterior passageway within the property line through an OBC analysis. The convergence of the proposed new exit stairs is addressed with a timed-exit analysis comparing the RSET times of available travel distance from the farthest exit discharge door and OBC acceptable travel distance to reach a public thoroughfare.Barrier Free Access:The exiting primary entrance to the building is not designed as barrier free.In accordance with compliance alternative DE74 of OBC Table 11.5.1.1.D/E. existing non-barrier free principal entrance is acceptable provided at least one barrier free entrance is available. A new barrier free entrance is proposed to be provided in form of elevator lobby. The elevator lobby is accessible through an exterior passageway forming part of the right of way which is more than 1100 mm in clear width. However, clear width of the exterior passageway is varying with a pinch point of 841 mm. IT is proposed to address the minimum clearance required for a barrier free path of travel in accordance with minimum dimensions of pathway required per CSA B651 Section 4.1(a).
