Project description

Fire protection sprinkler system designed to satisfy requirements outlined in NFPA13D Standard for Installation of Systems in One and Two Family Dwellings and Manufactured Homes.The unique flag-shaped layout of the property leads to a specific non-compliance issue with the Ontario Building Code regarding fire access routes(OBC 3.2.5.5.). The access route to the proposed garden suite surpasses the maximum allowed length as defined in the code, particularly concerning the distances between the building's principal entrance, required access openings, and the nearest portion of the fire department's access route.Given the unique flag-shaped layout of the property, which results in a specific non-compliance issue with the Ontario Building Code regarding fire access routes, we are proposing the installation of a Fire Sprinkler System in accordance with the NFPA 130 Code as an alternative solution. This measure is aimed at ensuring the safety of residents by compensating for the identified compliance shortfall.
