Project description
The proposed alternative solution is to permit a single means of egress serving #rd floor and 2nd floor of a 3-storey residential building containing six (6) dwelling units by providing a fully automatic sprinkler system throughout the building in lieu of a second exit stairs. The Ontario Building Code requires two means of egress for a multi-unit residential building of this height. The proposed alternative solution replace the second means of egress with a fully automatic sprinkler system designed and installed in accordance with OBC Division B, Article 3.2.5 and NFPA 13.The building consists of three levels above grade and one level below grade with six dwelling units in total, a low occupant load, short and direct travel distances, and one enclosed exit stair. The sprinkler system will provide early detection and suppression of fire, significantly limiting fire growth, heat release, and smoke production.By controlling fire conditions at an early stage, the sprinkler system maintains tenable conditions within exit access routes and the exit stair for a sufficient duration to allow all occupants to safely evacuate using a single means of egress. The limited number of occupants reduced the likelihood of congestion during evacuation.The alternative solution satisfies the intent of the Ontario Building Code with respect to life safety and fire safety and achieves an equivalent or greater level of performance compared to the prescriptive requirements for a second means of egress.
